Pinchot Square is a single-family residential homeowners association in Phoenix, Arizona. You own your individual lot and must comply with association rules; the association maintains common areas and imposes mandatory per-lot assessments. A single-family household is limited to no more than three unrelated persons; commercial use and many vehicle types (RVs, large trucks, trailers, boats) are prohibited.
- What you own & maintain: You own your individual lot and are responsible for maintaining your home's exterior and all structures. Front yard landscaping must be installed within 90 days of purchase and requires approval from the Architectural Review Committee before installation.
- Assessments & common expenses: You pay mandatory per-lot annual assessments to cover common expenses such as landscaping, drainage, streets, and facilities. If you fall 15 or more days behind on an assessment, your voting rights are suspended and the association may place a lien on your lot.
- Architectural review & approvals: The Architectural Review Committee must approve any landscaping, improvements, or structural changes before you install them, including decorative features, patios, fences, antennas, solar panels, and sheds.
- Vehicle & equipment restrictions: Commercial and recreational vehicles—including trucks over 1 ton, RVs, trailers, boats, ATVs, and similar equipment—are prohibited. Family vehicles (cars, SUVs, standard pickups under 1 ton) are allowed for personal use only, not commercial purposes.
- Land use & occupancy rules: Your lot must be used for single-family residential purposes only; no business, commercial enterprises, or group homes are permitted. A single family may consist of related persons of any number, or a maximum of three unrelated persons sharing a household.
- Membership & voting rights: Lot ownership automatically makes you a member with one vote per lot. Your voting rights are suspended if you fall behind on assessments or fail to cure a violation of community rules.
- Leasing & tenant occupancy: You may lease your lot to tenants, who become subject to all community rules and restrictions for the lease term. The association documents specify obligations of tenants and other occupants.
