You own your individual house and lot, share responsibility for common areas maintained by the association, and must comply with covenants and assessments that run with the land.
- What you own & maintain: You own your residential unit and lot. The association maintains common areas including drainage easements and landscaping. You must maintain your lot in good condition per all applicable local codes and regulations.
- Mandatory annual assessments: All lot owners pay an annual assessment divided equally among all lots. New purchasers also pay a one-time working capital contribution equal to 1/6 of the annual assessment at closing, which is non-refundable.
