• Animals & livestock: Acceptable animals include dogs, cats, horses, mules, burros, donkeys, beef cattle, dairy cattle, sheep, goats, and common household pets. Pigs, pigeons, and roosters are prohibited. A maximum of 2 'Large Animals' (horses, mules, burros, donkeys, cattle, sheep, goats) in any combination is allowed per parcel.
• Home construction & occupancy: Stick-built homes must be at least 1,200 square feet. Manufactured homes are permitted with restrictions (not detailed here). No garage, hangar, or accessory building may be used as living quarters unless it has an approved building permit from Maricopa County and is designed for that purpose.
• Assessments & dues: Special assessments require approval of 80% of all shareholders. Dues adjustments are no longer based on the Wall Street Journal (deleted).
• Common area expenses: All operations, management, maintenance, repairs, rebuilding, restoration, and improvements on common areas are treated as common area expenses, administered according to Section 3.2.
• Amendment process: Future amendments to the Declaration require approval of 80% of all owners (changed from the original 88% requirement).
