What Pinnacle Vista's governing documents say
Pinnacle Vista is a single-family home HOA in Scottsdale, AZ. This Declaration of Covenants, Conditions and Restrictions (CCRs) binds all lot owners and governs what you can build, how you maintain your property, and your obligations to the association. It is a full rulebook for the community, not a partial document.
- What you own & maintain: You own your lot and the home on it; the association maintains the Common Areas (Tracts A–D and easements). You must keep your lot and home in good repair, and the association can step in and charge you if you don’t.
- Architectural review & design standards: All improvements, structures, and landscaping must be approved by the Design Review Committee (DRC) before construction. Minimum dwelling size: 3,500 sq ft ground floor (exclusive of garage, porches, etc.). Roofs must be flat concrete tile, terra cotta tile, or mission tile; asphalt shingles banned. No roof-mounted antennas or mechanical units (except screened solar). Two-car garage with automatic opener required. Two full baths required. Landscaping must be completed within 90 days of dwelling completion, with an automatic sprinkler system.
- Fences & walls: All lots must have a masonry block or brick fence across the rear and sides, minimum 6 ft and maximum 7 ft high. Front or side setback fences no higher than 4 ft. Adjoining owners share fence costs equally.
- Pets: Cats, dogs, and other household pets are allowed but not for commercial breeding or keeping. Dogs must not stray onto other lots without consent.
- Vehicle & parking rules: No resident vehicles may be parked on the street; use paved driveways only. Guest parking only as permitted by signs. No trailers, trucks, or commercial vehicles parked overnight. Boats and recreational vehicles must be stored inside a garage or screened behind a side lot fence on a paved pad. Abandoned or inoperable vehicles must be hidden from view.
- Home businesses: No trade or business is allowed on a lot except a home occupation that is not visible or detectable from outside, conforms to zoning, does not increase association insurance, is consistent with residential character, and does not create nuisance or excess traffic.
- Assessments & fees: Annual regular assessments are set by the board and are equal per lot. Special assessments require approval by 2/3 of member votes (and Declarant’s approval during Declarant Control Period). A one-time capital contribution (1/6 of the current regular assessment) is due from each original purchaser. A transfer fee is due when a lot changes hands (amount set by board). Delinquent assessments accrue interest and late fees and can lead to a lien and foreclosure.
- Amendments & term: The CCRs run for an initial 35 years from recording (2004) and automatically renew for 10-year periods unless 75% of lot owners vote to revoke. Amendments require a written instrument signed by 67% of lot owners and approved by the board.
