Goldie Brown Pinnacle Peak Ranch is a single-family residential subdivision in Scottsdale, AZ, governed by a set of covenants, conditions, and restrictions (CC&Rs) that run with the land. There is no formal homeowners association; enforcement is by any lot owner. These rules apply to all lot owners and their tenants.
- Minimum home size & height: Each residence must contain at least 3,400 square feet of livable space (excluding overhangs, garages, and outside storage rooms). No building may exceed 20 feet in height above the highest point of the building pad.
- Architectural control: Any new construction, exterior addition, or alteration must comply with the height and size restrictions. No building may have more than one floor level (unless otherwise approved).
- Use restrictions: No part of a dwelling may be used for living until fully completed. No temporary structures, trailers, tents, or mobile homes may be used as dwellings. No hospitals, sanitariums, hotels, or motels are allowed.
- Signs & nuisances: Only one real estate or builder sign per lot is allowed, no larger than 4 square feet, and must be removed within 24 hours after a purchase contract is signed. No noxious or offensive trade or activity is permitted.
- Utilities & equipment: All utility lines (electricity, telephone, TV, radio) must be underground. Roof-mounted air-conditioning units must be screened from view at ground level. TV antennas or dishes may be above ground only where allowed by law.
- Parking & vehicles: No vehicles exceeding 3/4 ton, mobile homes, trailers, campers, boats, or vehicles that won't fit in the garage may be parked where visible from other lots, streets, or alleys. Abandoned or inoperable vehicles are prohibited. On-street parking is temporary only.
- Pets: Only dogs, cats, or other household pets are allowed, not for commercial breeding. All pets must be kept in a fenced yard or on a leash.
- Fences: No chain link or wire fences may be constructed or maintained if visible from any other lot.
