All lots are for single-family residential use only, and owners are required to be members of the Rolling Hills Estates Improvement Association, which enforces rules, maintains common areas, and levies assessments.
- Residential use & leasing: Lots are for single-family residential use only; no business or commercial activity is allowed. Leases must be in writing for a minimum of 30 consecutive days (no transient or hotel use), and owners are responsible for tenant compliance. The Association can take legal action if the owner fails to evict a violating tenant.
- Architectural review: All construction, exterior alterations, fences, landscaping, and color changes require prior approval from the Architectural Control Committee (ACC), which can reject plans for aesthetic or suitability reasons. The ACC has final say and is not liable for structural defects.
- Pets: No more than two small, orderly domestic pets (dogs, cats, or caged birds) per residence. Pets must be registered, restrained, and cleaned up after. A pet causing a nuisance or excessive noise may be permanently removed upon 10 days' written notice from the Board.
