Ronalds Park (CONDO I) is a 44-unit condominium community in Phoenix, AZ. You own your individual unit and an undivided 1/44 interest in the common elements, which the association maintains and insures. This document establishes the rules for the community.
- What you own & maintain: You own the interior of your unit (walls inward), including your patio. The association maintains exteriors, roofs, common areas, landscaping, and recreational facilities. You are responsible for interior repairs and upkeep.
- Leasing & rentals: Leases must be for at least 30 days; rentals for transient or hotel purposes (under 30 days or with hotel services) are prohibited. All leases must comply with the Declaration and association rules.
- Pets: Commonly accepted household pets are allowed, but no breeding or commercial keeping. Pets in common areas must be on a leash; owners must clean up waste.
- Architectural review: No exterior changes (fences, walls, structures, window coverings) without prior written approval from the association. Plans must be submitted; approval is deemed given if no response within 30 days.
- Parking & vehicles: One covered parking space is assigned per unit. No vehicles in common areas that are not in running condition. Trailers, boats, or non-motorized vehicles cannot be stored in common areas.
- Assessments & fees: Annual assessments are shared equally per unit (1/44 each). Initial maximum was $360/year ($30/month), with annual increases up to 10% by board vote. Special assessments require 2/3 member approval. Delinquent assessments bear 12% interest and become a lien on the unit.
- Use restrictions: Units are limited to single-family residential use; no business, commercial, or institutional use. No noxious activities, no temporary structures, no signs except a small 'for sale/rent' sign inside. No burning trash or incinerators.
- Party walls: Walls between units are party walls; each owner shares responsibility. Association repairs damage from non-negligent causes; negligent owner bears full cost.
