- Architectural review & modifications: The Design Review Committee must approve all visible exterior improvements (landscaping, structures, paint, additions) before installation. The Committee will decide applications within 60 days and may grant variances if there's no adverse effect on neighbors.
- Residential use only: Only residential use is permitted. Home-based business is allowed only if it's not visible or audible from outside, generates no customer/client traffic or door-to-door solicitation, and maintains the residential character of the property.
- Leasing & rentals: Leases must run at least 30 days; shorter-term rentals are prohibited. All tenants are fully bound by the Declaration, Bylaws, and Association Rules, and owners are responsible for tenant compliance and liable for tenant violations.
- Parking & vehicles: Only standard passenger cars or light pickup trucks (no more than 1 ton capacity, 84" height/width, 222" length) may be parked in garages or driveways. RVs, boats, trailers, commercial vehicles, and large trucks are prohibited everywhere on the property. No vehicle construction or repair is allowed outside a fully enclosed garage.
- Assessments & dues: Assessments are levied equally per lot. Late payments incur a charge of $15/month or 10% of the unpaid amount (whichever is greater). Unpaid assessments trigger suspension of voting rights and common area access; the Association holds a lien against the property.
