Saguaro Canyon is a single-family residential planned community near Phoenix, Arizona, governed by Saguaro Canyon Community Association. Property owners bind themselves to extensive covenants covering architectural control, use restrictions, landscaping maintenance, assessments, and property standards enforceable by the Association.
- Architectural review & approval: All exterior changes—including new construction, landscaping work, grading, alterations to color or appearance, or lot divisions—require prior written approval from the Architectural Committee. Applications must be decided within 45 days or are deemed disapproved; the Committee may charge reasonable review fees and may require professional consultation.
- What you own & maintain: You own your lot and improvements on it; the Association maintains common areas, easements, and landscaping in some public right-of-way/easement areas. You must maintain all landscaping on your lot and adjoining public right-of-way areas (unless the Association, City, or County assumes responsibility in writing).
- Residential use & home-based business: Lots are exclusively for residential use. Home-based businesses are allowed only if: not visible/audible/detectable from outside, one non-resident employee maximum, no more than 20% of floor space used, no door-to-door solicitation, no external business storage, and the business doesn't generate excessive traffic or parking. Leasing out your home is allowed and is NOT considered a business.
- Building condition & repair standards: All buildings and structures must be kept in good repair, adequately painted or finished, and free of disrepair. If damaged or destroyed, you must immediately repair, rebuild, or demolish—subject to Architectural Committee approval. No temporary structures (trailers, tents, incomplete buildings) may be used as residences.
- Nuisances & construction restrictions: No rubbish, debris, loud noises, loud music, or odors are permitted. During construction, lots must be kept neat with no debris accumulation; building materials must be stored in Committee-approved areas; and construction hours are set by the Committee. Normal construction activities are exempt from nuisance rules.
- Landscaping, antennas & exterior objects: Landscaping must be properly maintained, trimmed, watered, and free of weeds. Antennas, satellite dishes, poles, towers, and similar structures must be fully screened or concealed so as not to be visible from neighboring property, subject to Committee approval. Flagpoles may be permitted if the Committee adopts a rule.
- Assessments & fees: Property owners are subject to annual assessments levied by the Association to fund common area maintenance, insurance, and operations. A maximum annual assessment is set (amount not fully visible in excerpt). Special assessments may be levied with membership notice and quorum requirements.
