What Santorini Shores's governing documents say
Santorini Shores is a single-family home HOA in Phoenix, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). This document establishes rules for all lot owners, residents, and tenants. The community is also subject to a master declaration for the larger Ocotillo development.
- Architectural review: All exterior improvements visible from neighboring property—including construction, color changes, landscaping, and additions—require prior written approval from the Design Review Committee. The committee may charge a fee and has 30 days to act; failure to approve or disapprove within that time means approval is not required.
- Residential use & home business: Lots and residential units must be used exclusively for residential purposes. Home-based businesses are allowed only if the business is not detectable from outside, complies with zoning, does not involve in-person solicitation, and does not create a nuisance or hazard. Leasing a unit is not considered a business.
- Pets: No more than two domestic pets (dogs, cats, or small household birds) may be kept per lot, and they must be confined to the lot. Dogs and cats must be on a leash no longer than 6 feet when off the lot and may not enter other lots. No pet structures may be visible from neighboring property.
- Parking & vehicles: No trucks, trailers, campers, boats, or recreational vehicles may be parked or maintained on lots or streets if visible from neighboring property, except for temporary parking (24 consecutive hours, max 48 hours in 7 days). Inoperable vehicles and repairs are prohibited. Vehicles in violation may be towed at the owner's expense.
- Signs: No signs visible from neighboring property are allowed except: (1) signs required by legal proceedings, (2) residence identification signs approved by the Design Review Committee, and (3) one 'For Sale' sign approved by the committee.
- Assessments: Annual assessments and special assessments are levied on each lot to fund common expenses. Unpaid assessments create a lien on the lot. The association may collect overdue amounts and enforce payment through remedies described in the declaration.
- Nuisances & temporary structures: No rubbish, debris, odors, or nuisances may accumulate or arise from a lot. No temporary buildings or trailers may be used as residences. Construction-related temporary structures must be removed after construction is complete. Noise from speakers or sound devices is restricted.
- Compliance with master declaration: The use restrictions in this declaration are in addition to those in the Ocotillo Master Declaration. If there is a conflict, the master declaration controls. Any approvals required here do not satisfy master association requirements unless expressly stated.
