- What you own & maintain: You own your lot and the house on it. The HOA maintains common areas and may also maintain front‑yard landscaping and certain other improvements if the Board agrees. Owners are responsible for maintaining their own lot and structures, except those specifically maintained by the HOA.

Supplemental and special assessments require a two‑thirds vote of members. Assessments are a lien on the lot. Late payments incur 12% annual interest and a $7.50 late fee.
- Parking & vehicles: No vehicle over 3/4‑ton, mobile homes, trailers, boats, or similar equipment may be parked where visible from neighboring property. Exceptions include pickup trucks up to 3/4‑ton with camper shells not exceeding 7 feet in height, and mini‑motor homes up to 7 feet high and 18 feet long used for basic transportation.
