Sierra Reserve (Scottsdale, Arizona) is governed by a Declaration of Covenants, Conditions & Restrictions—a master-planned residential community where you own your individual lot and the homeowners association owns and maintains all common areas. The association enforces detailed design review, landscaping, and use restrictions, funded by owner assessments.
- What you own & maintain: You own your lot and dwelling unit; the association owns and maintains all common areas, roads, landscaping, and shared facilities. You're responsible for maintaining your lot to community standards and bear liability for damage caused by your negligence.
- Automatic membership & voting: Upon purchase, you automatically become an association member with one vote per lot. If you co-own, you share one vote. Lessees have no voting rights.
- Annual assessments & special levies: Owners pay annual assessments determined by the association to fund common area maintenance, insurance, and reserves. Fines must be paid within ten business days after notice or the board's decision (if appealed). Your right to roadway access for ingress and egress cannot be suspended.
