Skyline Ridge at the Preserve Condominiums is a 14-unit condominium community in Phoenix, AZ. You own your unit's interior; the association maintains the common elements and carries master insurance. Each unit has one vote and an equal 1/14th share of common expenses.
- What you own & maintain: You own everything inside your unit's boundaries (interior surfaces, fixtures serving only your unit). The association maintains all common elements. Limited common elements (like certain pipes or ducts serving only your unit) are your responsibility to maintain.
- Leasing & rentals: Leases must be in writing, for at least 30 days, and cannot be subleased or assigned. You must notify the association at least 10 days before the lease starts with tenant names, lease dates, and emergency contact. You are liable for any rule violations by your tenants.
- Pets: No more than two domestic pets (dogs, cats, or household birds) per unit. Dogs must be leashed when outside and you must clean up feces. The board can adopt additional rules on pet size/weight with a 60% member vote.
- Parking & vehicles: No trucks, trailers, campers, boats, or inoperable vehicles may be parked on the property except in garages. Parking is allowed only in designated spaces (some may be limited common elements assigned to specific units). The association can tow violators at the owner's expense.
- Assessments & fees: Each unit pays an equal share of common expenses (1/14th). Annual increases over 20% require 51% owner approval. Special assessments for capital improvements need 2/3 owner vote. A working capital fund equal to two months of assessments is paid by each new buyer. A transfer fee is also charged upon sale.
- Use restrictions: Units are for residential use only. Home businesses are allowed only if not visible, audible, or smelly from outside. No antennas, clotheslines, or temporary structures. Window coverings and patio floor coverings require board approval. Signs are limited to one 18x30 inch 'For Sale' or 'For Rent' sign.
- Alterations & improvements: Nonstructural changes inside your unit do not need approval, but you are responsible for any damage. Structural changes or any alteration visible from outside (including patio enclosures) require prior board approval and an engineer's certification.
