Summerstar is a single-family residential HOA in Phoenix, AZ. This is a 2018 amendment to the original 1986 declaration, primarily tightening the rules for homeowners who want to lease their homes. The community is restricted to single-family properties with specific building standards.
- Single-family residential use: Properties must be used exclusively for single-family residential purposes; no commercial use, multi-unit structures, or living in boats, trucks, trailers, campers, or recreational vehicles is allowed.

- Lease registration with the Association: Within 30 days of a lease starting, owners must provide the Association with lease dates, all tenant names, owner contact information, an emergency contact, and government-issued ID showing tenants meet the Association's age restrictions.
