Tamarac Condominium is a 24-unit condominium community in Phoenix, AZ. Each owner owns their unit and an undivided 1/24 interest in the general common elements, plus exclusive use of a yard (restricted common element). The association maintains common areas and exterior structures; owners maintain their units and yards. Leases must be for at least six months. - What you own & maintain: You own the interior of your unit (including appliances, interior walls, fixtures) and are responsible for its maintenance. - Parking & vehicles: No mobile homes, RVs, boats, trailers, campers, or inoperable vehicles may be stored on the property. Vehicle repair is not allowed. The board may assign unassigned parking spaces or designate guest parking. Each unit has one restricted yard; parking spaces are not individually assigned by default.
- Use restrictions: All units are for single-family residential use only. No home businesses, nuisances, or offensive activities. Trash must be kept in covered containers and not visible except during collection. No outdoor clotheslines. No mineral exploration. No signs without approval. Occupancy is limited to a single family (related or unrelated persons maintaining a common household).
- Assessments & fees: The association levies annual and special assessments to cover common expenses. Each unit pays equal share (1/24). Unpaid assessments create a lien on the unit.
