The Arcadia Residences is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the common elements. The association maintains the common areas and carries master insurance. All owners must follow the declaration and association rules.
- Single family residential use: Each unit must be occupied by a single family: persons related by blood, marriage, or adoption, or a group of no more than three unrelated persons. No businesses permitted except limited home occupations that don't create visible activity or noise.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and must require tenants to comply with the governing documents. Owners must notify the association of the lease start and end dates and tenant names. The association may step in to enforce rules if the owner fails to do so.
- Pets: Reasonable number of common household pets allowed (set by Board). Dogs must be leashed (max 6 ft) and waste removed immediately. No pet structures visible from outside. The Board may further restrict size and number.
- Parking & vehicles: Only passenger vehicles, sport utility vehicles, and pickup trucks under 1 ton are allowed. No RVs, boats, trailers, or commercial vehicles. Each unit is limited to two assigned parking spaces. Guest parking limited to 72 consecutive hours, max 7 days per month.
- Architectural review: Any exterior addition, alteration, or improvement visible from neighboring property requires prior Board approval. Interior nonstructural changes do not require approval. Window coverings facing outside must be white or cream.
- Maintenance responsibilities: The association maintains all common elements (landscaping, roof, recreational facilities, parking areas). Unit owners maintain their unit interiors, patios, balconies, and assigned parking spaces, and are responsible for any damage they cause.
- Floor covering restrictions: Hard or heavy surface flooring (tile, marble, wood) on the second floor requires Board approval and must include a sound control underlayment to prevent noise transmission to the unit below.
- Prohibited uses & nuisances: No hot tubs, spas, or Jacuzzis on patios, balconies, or any limited common elements. No outdoor clotheslines visible from neighboring property. No loud noises or odors. No temporary structures used as residences.
