What The Pavilions on Camelback Condominium's governing documents say
The Pavilions On Camelback is a condominium community in Phoenix, AZ — you own your unit's interior walls, floors, and ceiling, and share ownership of the building's common elements (hallways, grounds, amenities) with the association. Limited common elements like patios, balconies, and garages are assigned to specific units. This declaration lays out the rules for all unit owners.
- What you own & maintain: You own the finished surfaces inside your unit (walls, floor, ceiling) and fixtures that serve only your unit. The association maintains the common elements (structure, grounds, utilities) and limited common elements (patios, balconies, garages) are for your exclusive use but may require your maintenance.
- Pets: No more than two dogs or cats (or a combination) per unit. Pets must be leashed outdoors, never left unattended on patios/balconies, and must not cause noise or odor. Breeds deemed dangerous by the Board must be removed within five days.
- Architectural review: Most alterations beyond paint, wallpaper, or carpet require prior written Board approval. The Board may require an engineer's certification for structural impact and may impose conditions (contractor licensing, insurance, security deposit).
- Parking & vehicles: Only authorized vehicles (passenger cars, SUVs, vans ≤10 passengers, motorcycles, pickup trucks ≤1 ton and ≤7 ft height) may be parked. Vehicles must be parked only in the owner's assigned parking space (limited common element).
- Home-based business: A business may be conducted within a unit only if it is not detectable from outside (no sight, sound, vibration, or smell), involves no customer visits, and is consistent with the residential character of the community.
- Antennas & satellite dishes: FCC-compliant over-the-air reception devices are allowed without prior approval, but must be placed in the least visible location inside the unit or limited common element. No attachment to the building or patio/balcony railings is permitted.
- Trash & garbage: All trash must be bagged and placed in covered containers approved by the Board. Rubbish may not be stored on patios, balconies, or common elements.
