The Village at Carefree Conference Resort is a 160-unit Phoenix condominium designed for residential ownership or resort/timeshare use. You own your individual unit and share ownership of common elements; each unit owner has equal voting power and pays equal assessments.
- What you own & maintain: You own your unit's interior (finished surfaces); the association maintains the building structure and common areas and carries master insurance. You're responsible for Limited Common Elements allocated to your unit: your garage, patio, windows, and any exterior fixtures serving only your unit.
- Leasing & rentals: If your unit is designated residential, leases must run at least 30 days and cover the entire unit; no short-term rentals. If your unit is under a timeshare regime, transient hotel-style use is permitted. All leases must be in writing and subject to condominium documents; the lessee takes over your common-area use rights during the lease term.
- Pets: Maximum two domestic pets (dogs, cats, or household birds) per unit. Dogs must be leashed (6-foot max) outside your unit and kept under your control; pets cannot relieve themselves on common areas and must not create excessive noise or odor.
- Vehicles & parking: No trucks, RVs, trailers, campers, boats, or inoperable vehicles anywhere except in your garage. Motor vehicles can only be parked in your garage or designated community parking spaces; the board can tow violations at the owner's expense.
- Alterations & architectural review: Non-structural changes inside your unit don't need board approval; structural changes and anything visible from outside require board approval plus a licensed Arizona architect/engineer certification. The board and town must approve that changes are aesthetically pleasing and harmonious with the community.
- Assessments & voting: Each unit owner pays equal monthly Common Expense Assessments (1/160th share) set by the board; you have one equal vote per unit. Special assessments for capital improvements require a 2/3 vote by unit owners; assessments are your personal obligation as the current owner.
