Buena Oasis is a 35-unit condominium community in Sun City, Arizona — you own your unit's interior (finished surfaces of walls, floors, ceilings, windows); the association owns and maintains the exterior walls and common areas, funded by equal per-unit assessments. Rentals are prohibited by original rules; owners already leasing as of May 2005 may continue until they sell, and the board may grant hardship exceptions (job relocation, death) for up to six months.
- What you own & maintain: You own your unit's interior—bounded by the finished surfaces of perimeter walls, floors, ceilings, windows, doors, and electrical outlets. The association owns and maintains all exterior walls, common areas, and the building structure. You are responsible for plantings inside your patio walls.
- Assessments: All units pay an equal share of annual assessments, due on the 1st of each month. Annual assessment increases and special assessments for capital improvements require a majority vote. Unpaid assessments incur 10% annual interest after 30 days of the due date and become a lien on your unit, superior to all other liens except property taxes and first mortgages.
- Leasing & rentals: Rentals are prohibited. Owners already renting as of May 2005 may continue until they sell; the board may grant exceptions for hardship (job relocation, death) for up to six months. Any lease must be in writing, subject to the CCR and bylaws, with eviction language for rule violations. You must register each tenant, provide them a copy of governing documents, and remain liable for their violations.
- Pets: You may keep one dog or one cat per unit. Pets must not be offensive or disturb neighbors.
- Vehicles & parking: Trailers, campers, motor homes, commercial vehicles, trucks, inoperable vehicles, boats, and landscaping equipment are prohibited except temporarily for loading/unloading or when stored in an enclosed garage or carport. All entry and exit routes must remain open for emergency vehicles.
- Architectural review & alterations: Any alteration, improvement, or structure—including fences, patio covers, awnings, or painting—requires written approval from the Architectural Building Control Director before work begins. You must submit plans and specifications showing size, color, materials, and location. No structure may extend beyond your lot line or impair an existing structure's integrity.
- Insurance & liability: The association carries liability and master hazard insurance at 100% replacement cost; premiums are part of assessments. You must obtain your own policy for your unit's interior and contents. You are liable for repairs to common areas or party walls if you or your guests cause damage; the association pays for repairs from other causes. Deductibles are your responsibility.
- Signage: Only 'For Sale,' 'For Rent,' 'Open House,' 'Garage Sale,' and 'Estate Sale' signs are permitted. Signs must not exceed 2 feet by 3 feet and must be dignified and not detract from community appearance.
