- Insurance & common area maintenance: The HOA must carry insurance on common-area improvements (replacement cost) and public liability coverage. Owners may insure their own lots. The HOA is responsible for common-area repairs using insurance proceeds; if proceeds are insufficient, a special assessment is levied.
