What Union Hills Condominium's governing documents say
Union Hills Condominium is a condominium community in Phoenix, AZ — you own the interior of your unit (walls, floors, ceiling) and share ownership of the building's common elements (hallways, grounds, amenities). The association maintains common elements and carries master insurance. The buildings were originally built as rental apartments in 2006 and converted to condos.
- What you own & maintain: You own the finished surfaces inside your unit (paint, flooring, etc.) and are responsible for interior maintenance. The association maintains the common elements, including limited common elements like balconies, patios, and assigned parking spaces.
- Pets: Up to 2 dogs, cats, or a combination (but not more than 2 total) are allowed. No other animals, birds, reptiles, or livestock. Pets must be leashed outside, cleaned up after, and not cause noise or odor. Breed restrictions may apply if the board deems a breed dangerous.
- Alterations & improvements: Any alteration visible from outside or affecting common elements requires prior written board approval. Interior changes beyond paint and carpet also need approval. The board may require deposits, insurance, and licensed contractors.
- Parking & vehicles: Only authorized vehicles (cars, SUVs, vans under 10 people, motorcycles, pickup trucks under 1 ton, max 7 ft height) may be parked — and only in your assigned parking space. No maintenance, storage, or commercial vehicles. Leasing a parking space to non-residents is prohibited.
- Use & business: Units are for residential use only. Home businesses are allowed only if not detectable from outside (no noise, odor, visitors, or signage) and consistent with residential character.
- Signs: No signs (including 'For Sale' or 'For Rent') are allowed on the exterior or visible from outside without board approval.
- Trash & disposal: Trash must be kept in covered containers provided by the association. No oversized items. No trash on patios or balconies.
