Velda Rose Estates Two is an age-restricted (55+) single-family homeowner association in Maricopa County, Arizona, where you own your individual lot and house while the association maintains common areas and recreational facilities. At least one household member must be 55 or older, and the HOA enforces strict rules on alterations, vehicles, rentals, and land use.
- Age restriction (55+): Every lot must have at least one occupant who is 55 or older. No one under 18 can permanently occupy a lot, except guests (up to 60 consecutive days or 90 days per calendar year). At least 80% of all lots must have a resident 55+.
- What you own & maintain: You own your individual lot and single-family house; the association maintains common areas, recreational facilities, and shared landscaping. You're responsible for your lot's exterior, yard, sprinklers, fences, and termite control.
- Leasing & rentals: You can lease your entire lot to a single family, but lots cannot be subdivided or rented in parts. Tenants must comply with all community rules, including the age requirement (at least one household member must be 55+).
