Sunshine Manor Estates is a manufactured-home subdivision in Picacho, AZ, governed by a homeowners association (HOA). The rules apply to all lot owners, tenants, and guests. Lots must be used for single-family residential purposes, and both manufactured homes (minimum 1,000 sq. ft.) and stick-built homes are allowed.
- Pets & animals: No more than five domestic pets per household is ordinarily allowed; the board may further limit size, number, and kind. Up to five horses or ponies per lot are allowed with manure management. Small stock (e.g., rabbits, ducks) may be raised for 4‑H. Swine are prohibited. Pets must be leashed (max 6 ft.) when off the owner’s lot.
- Vehicles & parking: Trucks over 1‑ton capacity, recreational vehicles, boats, and trailers must be screened from view unless parked in a garage or carport. No overnight street parking. Garage or carport parking is required; garages must be kept closed except when in use. No vehicle repair visible from neighboring lots except emergency or minor work (under 1 day).
- Leasing & rentals: Leases must be in writing for a term of one month or longer. The lease must require the tenant to comply with all HOA rules. The owner must provide the association with tenant names, contact info, number of occupants, and pet count.
- Architectural review: Any exterior alteration, construction, or improvement (other than landscaping) requires prior written approval from the board or architectural review committee. Plans are reviewed for harmony with surroundings; automatic approval after 45 days if no response. Fines up to $5,000 for unapproved work. Solar devices may be installed but must be screened; reflective materials and metal carports are prohibited.
- Fences: Fences cannot exceed six feet in height. Common fences on lot lines are shared equally for repair costs unless damage is caused by one owner. Alteration of a common fence needs board approval.
- Home occupations: A home occupation is allowed inside the dwelling if it does not change the exterior appearance, generate noticeable sound or smell, or create frequent traffic. Manufacturing, retail, and garage conversion are prohibited. Signs are limited to those required by state licensing.
- Signs, trash & garage sales: Signs visible from neighboring properties are prohibited except a single 18″×24″ real estate sign, a small residential identification sign, and required legal signs. Trash containers must be screened except on pickup day; no accumulation of rubbish. Garage sales are limited to one per lot per calendar quarter.
