What Prescott Country Club's governing documents say
Prescott Country Club is a master-planned community in Arizona comprising multiple residential units (single-family, multiple-dwelling, mobile home, and commercial areas) governed by a shared Property Owners Association. All lot owners are required to join the Association, pay annual dues, and abide by covenants that control construction, appearance, and land use.
- What you own & maintain: You own your individual lot; the Association maintains common areas. You are responsible for keeping your property clean, neat, and in good condition — if you don't, the Association can do it and bill you, with a lien placed on your property if unpaid within 10 days.
- Membership & dues: All lot owners are members of the Association (with limited exception for original owners when a unit first adopts this declaration). Annual dues were initially capped at $18/year (until 1989), then can increase up to 10% per year without a vote, or higher amounts only with membership approval via ballot.
- Architectural review & construction approval: No building, fence, patio, or other structure may be erected without written Architectural Committee approval of design, location, and materials. Submit plans at least 30 days before construction begins; the Committee has 30 days to respond, or approval is automatic. Construction must be completed within 9 months or penalties apply.
- Structures & vehicles not allowed: No RVs, boats, mobile homes, trailers, or campers may be used as living spaces (except designated mobile home units and guests' travel trailers limited to 2 weeks/year). No livestock, junk yards, or accumulation of inoperable vehicles. No advertising signs without Committee approval; For Sale/Rent signs limited to two per lot, max 2×2 feet.
- Fences & antennas: Fences must be approved by the Committee and conform to County standards; maximum 3 feet height (6 feet wrought iron if approved), with stricter limits near the golf course. TV, radio antennas, and satellite dishes require Committee approval.
- Single-family home size & design: Single-story homes must have at least 1,400 sq. ft. of ground-floor area; two-story or split-level homes must have at least 1,600 sq. ft. aggregate area. Homes must be masonry or frame with decorative paneling; A-frame and log cabin structures are prohibited. Setbacks required: 10 feet from side lines, 20 feet from front, 25 feet from rear.
- Mobile home provisions (if applicable): Mobile homes must be HUD-approved and meet federal safety standards; only new, previously unoccupied units with minimum 1,000 sq. ft. are permitted. One mobile home per lot with attached structures (storage, carport/garage for up to 2 cars) mandatory. Skirting required within 30 days.
- Amendment process: More than 50% of owners must approve any amendment to this declaration. Each owner with current dues gets one vote per lot owned. Amendments must be recorded with the County.
