Prescott Highlands Estates (aka Sterling Ridge) is a single-family residential subdivision in Prescott, Arizona where you own your individual lot and any structures on it. The homeowners association enforces covenants and maintains common property through an Architectural Control Committee that reviews and approves most changes to your property.
- Residential use only: Only single-family homes are permitted—one dwelling per lot. No commercial businesses, multi-family rentals, hotels, boarding houses, day care, or similar uses are allowed, except home office operations.
- Minimum home size & construction: New homes must contain at least 1,800 square feet of living space (ground level, excluding porches and garages). Construction must be completed within 12 months of commencement; all structures must be new construction, not moved from elsewhere.
- Architectural & design approval: The Architectural Control Committee must approve plans, exterior colors, materials, landscaping, fences, antennas, satellite dishes, and mailbox design before construction begins. The Committee can refuse approval for aesthetic reasons or lack of harmony with the neighborhood.
- Parking & vehicles: All vehicles must be parked in a private garage. You must provide at least 2 off-street parking spaces in your driveway. Vehicles under repair or not in working condition cannot be visible from the street.
- Lot ownership & subdivision: Lots cannot be subdivided or conveyed in less than their full original dimensions shown on the recorded plat, ensuring lot sizes remain consistent throughout the development.
- Pets & animals: Only a reasonable number of house pets are allowed; no livestock or poultry. Pets must be leashed when outside fenced areas or residences, and owners must remove pet waste from the property.
- Landscaping & yard upkeep: Landscaping should use native species compatible with natural surroundings. All trash, garbage, yard equipment, and service areas must be screened from view of the street and neighbors. Front-yard landscaping must be completed within 90 days of final inspection.
- Fences & screening: Fences are allowed only for screening, child containment, animal control, or architectural effect, and must be approved by the Committee. All equipment, antennas, and satellite dishes must be screened from public view unless approved otherwise.
