Stetson Place Townhouses is a townhouse community in Prescott, Arizona where you own your individual townhouse lot and share ownership of common areas (streets, landscaping, recreational facilities) maintained by the homeowner's association, funded by regular assessments. The Association controls the exterior appearance and enforces restrictions on use, vehicles, and modifications.
- What you own & maintain: You own your townhouse interior and lot yard (excluding patios and roofs). The Association maintains all exteriors (painted surfaces, yard areas), common streets, landscaping, and utilities in common areas, plus common walls between units.
- Exterior changes & architectural review: No exterior changes—paint color, roof, landscaping, alterations, or decorative work—are permitted without prior written Association approval. All initial structures and improvements must also be approved in advance.
- Leasing & rentals: Only whole-lot rentals are allowed, and only for a minimum period of seven (7) days—no short-term vacation rentals.
- Pets: A reasonable number of domestic dogs, cats, birds in cages, and fish are permitted. No animals may create excessive noise or be visible in outdoor housing; owners who create unsanitary conditions face a minimum $25 cleanup charge assessed by the Association.
- Vehicles & parking: Motorcycles, mopeds, and mini-bikes are prohibited except on private driveways and must have functioning mufflers. No vehicle over 6,500 lbs, commercial vehicles, or recreational vehicles (boats, campers, trailers) are allowed, except recreational vehicles parked on paved areas only. Each owner is limited to one parking space in common parking areas.
- Assessments & payment: Regular assessments are levied uniformly per lot (initially capped at $250/year), plus possible special assessments for capital improvements. Unpaid assessments become a lien on the lot; if not paid within 30 days, the Association may charge interest at up to 20% per annum and impose late fees.
- Common wall damage & repair: If you damage a shared wall through negligence or intentional acts, you pay for the full repair. If damage results from natural wear or causes other than an owner's act, both adjoining owners split the repair cost equally.
- Property use restrictions: Properties are restricted to residential use only; no home-based business or commercial activity is permitted. No nuisances (excessive noise, rubbish, odors), outside clotheslines, or lots may be subdivided into smaller parcels.
