What Estancia De Prescott's governing documents say
Estancia de Prescott Phase I is a single-family residential master-planned homeowners association (HOA) in Prescott, Arizona. You own your individual lot and home; the Association maintains common areas (entry features, trails, landscaping) and enforces design standards. The community is explicitly designed to preserve the natural environment while maintaining a high quality of life.
- What you own & maintain: You own your lot and the home on it. The Association maintains common areas including entry features, signage, landscaped areas, and trails. You must maintain landscaping on your lot and on adjacent street right-of-way areas between your property and the street.
- Architectural approval required: Nearly all exterior work—new construction, additions, fences, landscaping, decks, satellite dishes, light fixtures—requires prior written approval from the Reviewing Body. The body applies design guidelines emphasizing natural materials and environmental harmony. Decisions may be based on aesthetic considerations and are final if made in good faith.
- Single-family residential use only: Your lot must be used exclusively for single-family residential purposes. A home-based business is permitted only if it is invisible from outside the home, generates no customer visits or external traffic, and does not create a nuisance—subject to the Board's sole discretion.
- Leasing & short-term rentals: You may lease your home to tenants, but leasing for transient or hotel purposes (less than 30 days) is prohibited. The Association may require a minimum lease term of up to 12 months on a per-lot basis and may require use of an Association-approved lease form.
- Pets: Commonly accepted household pets (domestic dogs, cats, caged birds, fish) are allowed. All pets must be kept on a leash while anywhere in the community. You are responsible for cleaning up pet waste and liable for any damage caused by your pets.
- Parking & vehicles: You cannot keep motor vehicles, commercial vehicles, trucks, RVs, boats, trailers, ATVs, or similar equipment outside a fully enclosed garage. The Board may adopt additional parking rules and may tow vehicles in violation of these restrictions.
- Landscaping deadlines & maintenance: You must install landscaping and irrigation on your lot within 180 days of purchase. You must keep all landscaping properly maintained, trimmed, and free of weeds. If you fail to maintain landscaping, the Association may perform the work and bill you for the costs.
- Exterior design standards: Specific requirements apply: approximately 50% of the house exterior must be stone or stone veneer; all roofs must be tile (no composition); paint must be between 15–50 LRV; fences are limited to 10% of the lot area and chain-link is prohibited; hardscape must be colored concrete, pavers, or aggregate (gray concrete prohibited).
