Prescott Ridge is a single-family residential and non-commercial farm/ranch community in Prescott, AZ, with parcels of at least 10 acres. Owners are members of the Prescott Ridge Property Owners Association, which maintains roadway easements, entry features, and perimeter fences. The rules are designed to preserve the rural, natural character of the area.
- Land use & parcel divisions: Each parcel may have one single-family dwelling, a private garage, and approved guest house or outbuildings. Parcels cannot be divided into smaller than 10 acres, and no original parcel may be split into more than three parcels, requiring Declarant or Association approval.
- Minimum house size & construction standards: Primary residences must have at least 1,500 square feet of living area (excluding garage, porches, patio). Construction must be completed within 1 year of building permit issuance. No reflective roofs allowed. All improvements require Architectural Control Committee approval.
- Architectural review: No grading, planting, or construction may begin without written approval from the Architectural Control Committee. The committee can reject plans for aesthetic or compatibility reasons. Plans are deemed approved if not acted on within 30 days of complete submission.
- Assessments: Annual assessments are based on parcel acreage and whether the land is improved (has a building permit) or unimproved. Initial rates range from $12–$27 per acre per year, set by the Association. Special assessments require a two-thirds ownership vote.
- Animals, livestock & agriculture: Horses, cattle, and domestic animals are allowed in reasonable numbers; casual breeding for profit is permitted. No pigs, fighting chickens, or wild animals. All livestock must be fenced. Personal agricultural crops are allowed, but commercial farming is prohibited.
- Vehicles, parking & temporary structures: Boats, RVs, campers, and trailers must be stored at least 100 feet from parcel boundaries and cannot be used as residences. No vehicle repairs outside a garage. No parking on roads. Temporary structures, mobile homes, and travel trailers are not allowed as residences.
