This is a single-family residential subdivision (Chandler Mesa Ranches) in Queen Creek, AZ. The document sets out restrictive covenants and a road maintenance agreement that run with the land and bind all lot owners and occupants. No formal homeowners association is established; enforcement is by property owners.
- Use restrictions: All lots must be used for single-family residential purposes only. One dwelling per one-acre parcel. Minimum ground-floor living area of 1,500 square feet (excluding open porches, pergolas, and attached garages). Roofs must be tile, shingle, or flat. Minimum two-car garage required. No hospital, sanitarium, hotel, or place of entertainment. No manufactured housing, trailers, mobile homes, tents, or temporary dwellings.
- Livestock & pets: Owners may keep a reasonable number of livestock (horses, cows, sheep, chickens, turkeys) for family purposes only. Feathered animals must be kept encaged and not allowed to wander. Swine and pigeons are prohibited.
- Architectural review: No structure may be commenced until plans are approved in writing by a committee of three (or other body appointed/elected by a majority of parcel owners). Approval is deemed given if not received within 30 days of request. Construction must harmonize with existing buildings.
- Lot maintenance: Owners must keep lots free of weeds and trash. If an owner fails to do so, surrounding owners may clean the lot twice yearly and charge up to $400 per year, recordable as a lien against the lot.
- Fences & signs: Any fence within 100 feet of the front of a parcel must be block, steel, or wood with specified posts/stringers. Signs are limited to one 'For Sale' or 'For Rent' sign not exceeding 3x3 feet. No billboards or unsightly objects.
- Road maintenance agreement: All owners share prorata responsibility for maintaining the road system (including surface and drainage). Each owner is responsible for damage caused by them or their guests. A maximum of $150 per year per owner may be collected for common repairs, and this fee may be increased by no more than $25 per year by majority vote. Improvements require majority vote.
- Irrigation: All owners must comply with San Tan Irrigation District rules. No improvements may interfere with water delivery. Each owner is responsible for repairs to ditches or pipelines on their parcel.
- Duration & modification: Covenants run with the land until December 31, 2006, then automatically extend for successive 10-year periods unless a majority of owners votes to change them. The declaration may be modified by a 3/4 majority vote of property owners.
