What Cortina's governing documents say
Cortina is a single-family home HOA in Queen Creek, AZ — you own your lot and house, and the association maintains common areas. This document sets the rules for use, appearance, and governance, binding all owners, residents, and tenants.
- Residential use & home businesses: Lots and homes must be used only as residences. Home businesses are allowed only if they are invisible from outside, generate no customer traffic, and employ only residents; leasing a home is not considered a business.
- Leasing & rentals: You may lease your entire lot and residence for an initial term of at least 1 month. No subleasing or assignment allowed. The owner must give the association 10 days' notice before the lease starts, provide tenant info and an emergency contact, and give the tenant copies of the governing documents. The owner remains liable for any tenant violations.
- Pets: A reasonable number of dogs, cats, or small household birds are allowed as pets (the board decides what is reasonable). Dogs must be leashed (max 6 feet) when off your lot, and waste must be removed immediately. No structure for pets may be visible from neighboring property. The board may ban animals that bite or create nuisances.
- Parking & vehicles: Parking is limited to garages and driveways; street parking is allowed only if no garage/driveway space is available. Commercial vehicles and trailers are restricted; inoperable vehicles must not be visible. No mobile homes, boats, or campers may be stored visibly on lots or common areas. Garage doors must stay closed except for entry/exit.
- Architectural & landscaping review: Almost all exterior changes (construction, modifications, painting, fences, landscaping) need prior written approval from the Design Review Committee. The committee has broad aesthetic discretion — they can deny even code‑compliant proposals. Approval is automatic if no decision is made within 45 days of a complete application. Repainting to the original color or interior work don't require approval.
- Signs, antennas & clotheslines: No signs visible from neighboring property without approval (except builder or association signs). Antennas and satellite dishes need approval unless federal law prohibits it. Outdoor clotheslines must not be visible from neighboring property.
- Airport proximity disclosure: The property lies within the Williams Gateway Airport Overflight Area 3 and is likely to experience aircraft overflights and noise. An aviation easement encumbers the project.
