Brighton Manor is a single-family residential subdivision in Glendale, AZ. The CC&Rs bind all lot owners (and their successors) to a set of use and building restrictions designed to maintain property values and a uniform appearance. No formal homeowner association is created in this document, but an architectural review committee is established.
- Use restrictions: Lots are for single-family residential use only. No business, trade, or non-residential use is allowed (except by the developer during development). No noxious or offensive activity, and no nuisance conditions are permitted.
- Building & size requirements: Only one detached single-family dwelling (max 2 stories) plus a private garage/carport (max 1 story, up to 3 cars) per lot. Minimum ground floor area is 900 square feet (excludes open porches, garages, etc.). No temporary structures, trailers, mobile homes, or tents may be used as residences.
- Architectural review: All structures require prior written approval of a design committee (initially appointed by the developer, later by a majority of lot owners). The committee has 30 days to act; if no decision, approval is presumed, provided the design is in harmony with existing buildings.
- Yard maintenance & landscaping: Purchasers of improved lots must complete yard improvements within 4 months of deed recordation; unimproved lot buyers must begin construction within 6 months. All owners must maintain yards in neat condition and free of disease or pests.
- Pets: No livestock or fowl. Reasonable numbers of common household pets (dogs, cats, birds, fish) are allowed for domestic (not commercial) purposes and must be restrained by fence, cage, or leash at all times.
- Party walls: Owners may construct party walls on perimeter lot lines. Repair costs are shared equally between adjoining owners if damage is not caused by negligence; otherwise the at-fault owner pays. Each owner paints their own side. Utility companies may require removal if the wall interferes with easements.
- Parking & vehicles: No abandoned or inoperable vehicles may be stored visible from any other lot or street. No commercial vehicles are mentioned.
