Glendale Grove is a townhome community in Glendale, AZ, where you own your individual unit and share party walls with neighbors. The homeowners association maintains exterior surfaces, roofs, landscaping, and common areas, funded by uniform assessments on each lot.
- What you own & maintain: You own the interior of your townhouse, individual patios, and fixtures inside the walls. The association maintains roofs, gutters, downspouts, exterior surfaces, trees, shrubs, grass, walks, and other exterior improvements (excluding glass surfaces).
- Assessments & fees: Annual assessments, initially capped at $720 per lot, may increase up to 6% per year without a vote; special assessments require approval by two‑thirds of each voting class. Assessments are a lien on the property and bear 6% interest if unpaid.
- Architectural review: No building, fence, wall, or other structure may be erected, altered, or added to without written approval from the board or an architectural committee. Plans must be submitted and approved within 30 days, or approval is deemed granted.
- Party walls: Walls on the dividing line between units are party walls. Repair and maintenance costs are shared proportionally; if damaged by something other than owner negligence, both owners share equally. Disputes go to arbitration.
