What Ironwood Crossing's governing documents say
Ironwood Crossing is a master-planned community in Queen Creek, AZ, with commercial and residential parcels. These Supplemental Declarations apply to specific commercial lots (C2, C3, C4) and modify or add restrictions beyond the master CC&Rs. They are not the full rule set for homeowners.
- Use restrictions: The Retained Parcel (commercial lots) cannot be developed as an age-restricted residential community for at least 5 years after April 2022, or if such a community opens on the Tract and later ceases for 5 consecutive years. Lot C2's use cannot compete with businesses on Lots C1 and C3 (where competition means more than 25% of sales in similar goods/services).
- Parking: The owner of the Tract (Lot C3) may enforce parking regulations, designate all parking spaces for its own use and permittees, and tow unauthorized vehicles. No cross-parking rights exist between the Tract and the Retained Parcel.
- Signs: The owner of the Tract has exclusive use of Sign A1 under the comprehensive sign plan. The owner of Lot C2 may install maximum signage on its building and use panels on Signs D1 and B1, subject to the master sign package and other recorded restrictions.
- Maintenance responsibilities: Each parcel owner is responsible for all maintenance of their parcel, including sweeping, trash removal, paving, landscaping, and snow/ice removal. The owner of the Tract must reimburse 25% of maintenance costs for the Tract Access Drive. Lot C2's owner must pay a proportionate share for additional access drives based on square footage.
- Amendments: The master CC&Rs, development plan, landscape plan, and sign plan cannot be changed in a way that materially adversely affects the owner of the Tract or Lot C2—such as impairing visibility, access, or ability to develop or operate their business. Use restrictions may only be amended with consent of all owners of the affected parcels.
- What this document doesn't cover: These Supplemental Declarations modify only specific commercial lots. They do not contain the full rules for residential homeowners, which would be in the Master CC&Rs and any other applicable declarations.
