Evergreen-Estrella & I-10 is a master-planned community in Phoenix, AZ. This document is a supplement to the community's main Declaration of Covenants, Conditions, and Restrictions (CC&Rs) — it does not contain the full rulebook. It records the annexation of additional parcels into the community and includes a special covenant protecting owners of annexed property from unilateral rule changes that would materially harm them.
- Annexation of property: This supplement adds new land (described in exhibits with legal descriptions and parcel numbers) to the Evergreen Parcel, making it subject to the existing Declaration.
- Protection for annexed property owners: The developer may not unilaterally amend, modify, or terminate the Declaration in a way that materially adversely affects the annexed property without the joinder of that property's owner.
- What this document doesn't cover: This supplement does not contain any community rules about pets, leasing, parking, age restrictions, or other typical HOA covenants. Those would be found in the main Declaration, which is not included here.
