Pegasus Estates (also known as Bellero) is a single-family home HOA in Queen Creek, AZ. You own your lot and house; the HOA maintains common areas and enforces architectural and land-use rules. The community is near a private airpark and agricultural land, so noise, dust, and aircraft overflights are to be expected.
- Use & construction standards: Only single-family residential use is allowed. All homes must be at least 3,500 square feet with at least two full baths and a three-car enclosed garage. No two-story residences are permitted. No carports, metal or composition siding, or asphalt shingle roofs.
- Architectural review: A Design Review Committee (DRC) must approve all exterior changes, including new construction, landscaping, painting, and structures. A compliance deposit is required before construction. Plans must be prepared by a professional. Any satellite dishes must also be approved unless prohibited by law.
- Leasing & rentals: Leases must be in writing for an initial term of at least one month. The entire lot must be leased; no subleasing allowed.
