- What you own & maintain: You own your individual cottage and lot; the association maintains designated common areas (Tracts A-E per the master plat). You are responsible for maintaining your home's exterior in good condition and adequately painted or finished at all times.
- Architectural review for exterior changes: Any improvements, alterations, repairs, or changes to your home's exterior appearance require prior written approval from the Architectural Committee. The Committee can refuse plans it deems unsuitable for aesthetic reasons, and its decisions are final with no recourse.
- Single-family residential use only: All property is restricted to single-family residential use; no business, profession, trade, or gainful occupation is permitted on your lot. Your home may be leased only to a single family and only for the entire lot, not in portions.
- Pets & animals: You may keep a reasonable number of generally recognized house or yard pets, but not for commercial purposes. The Architectural Committee has sole discretion to determine if a particular animal qualifies as a 'reasonable' pet or constitutes a nuisance.
- Vehicles & parking: No recreational vehicles, boats, trailers, mobile homes, or truck campers are allowed if visible from neighboring properties. Off-street parking is required for all vehicles; on-street parking is permitted only briefly for guests and service personnel.
- Landscaping requirements: You must substantially complete all landscaping within 90 days of taking possession of a new unlandscaped home. Thereafter, you must keep all plants, grass, shrubs, and trees neatly trimmed, properly cultivated, and free of trash and weeds at all times.
- Annual assessments & fee increases: Annual assessments begin at $180 per improved lot. Assessments can increase up to 10% annually without a member vote; increases above 10% require approval by a two-thirds vote of members.
