Aquila Ocotillo Office Condominiums is a commercial condominium in Scottsdale, AZ — you own your office/medical unit and share ownership of common elements. This document establishes the condominium and applies to all unit owners. Units may only be used for general office and/or medical purposes; residential use is prohibited.
- What you own & maintain: You own your unit's interior (walls in, floor, ceiling, fixtures that serve only your unit). The association maintains common elements (building exterior, shared systems, common areas). You must maintain your unit and any limited common elements (e.g., exterior doors/windows assigned to your unit).
- Permitted use: Units are restricted to general office and/or medical use only. Residential, housing, or living purposes are expressly prohibited.
- Animals: No animals, birds, fowl, poultry, or livestock are allowed anywhere in the condominium.
- Leasing & rentals: All leases must be in writing, subject to the declaration and rules. Subleasing or assignment of leases is prohibited. The unit owner must notify the association at least 10 days before lease commencement with lease dates, lessee names, owner contact, and emergency contact.
- Structural alterations & signs: Nonstructural interior alterations generally don't need board approval, but structural changes require prior written board approval and an engineer's certification. Exterior alterations visible from outside (including patio enclosures) need board approval. Exterior signs require board approval and must comply with local codes.
- Parking & vehicles: No trucks, trailers, campers, boats, or inoperable vehicles may be parked on the property except in garages. No vehicle repairs (except emergencies). Parking only in designated spaces; towing of violators is allowed.
- Assessments & fees: Each unit pays a share of common expense assessments, determined by the board. Special assessments require a 2/3 vote of unit owners (except for certain damage-related assessments). A transfer fee is due upon unit sale (amount set by board). A working capital fund of two months' assessment is paid by first purchasers.
