This document is a board resolution, not the full CC&Rs, that adds specific rules about who pays the insurance deductible when there's damage and sets requirements to prevent water leaks. - Insurance deductible responsibility: If damage is solely to one unit, that owner pays the full deductible. If damage spans multiple units or common elements, the deductible is prorated by damage percentage. An owner whose negligence causes damage must pay the full deductible. If damage is only to common elements and not caused by an owner, the association pays.
- Water leak prevention requirements: Owners must install steel-braided toilet tank fill hoses with steel connectors and ball valve shutoffs, steel-braided washer hoses, copper/steel braided/nylon mesh ice maker tubing, steel-braided hoses at sink water supplies, and copper/steel braided dishwasher hoses (or already have equivalent).
- Vacancy rules: If a unit is vacant more than 3 days, the owner must shut off water to the unit (or as much as possible). If vacant over a week, the owner must have someone inspect weekly for leaks.
- Sewer and plumbing responsibility: Owners are prohibited from flushing foreign objects (e.g., hygiene products, non-toilet-paper items). Cost to repair a sewer/plumbing line serving only that unit is the owner's expense. If a foreign object damages a line serving common areas or multiple units, the cost is charged to that owner and becomes a lien.
- Mold remediation responsibility: Mold is not covered by the association's insurance. The unit owner is responsible for all mold remediation within their unit, and for any mold in common areas or other units caused by their negligence or failure to follow rules. Owners must provide certification of proper remediation. If they refuse, the association may enter, remediate, and charge the owner (plus testing costs), creating a lien.
