- What you own & maintain: You own the interior unfinished surfaces of your unit (walls, floors, ceiling) and maintain them. The association maintains and insures all common elements, including the building structure, common areas, and limited common elements like balconies and garages (except interior garage upkeep is yours).
- Use & occupancy: Units are for residential use only by a 'Single Family' (related group or up to 4 unrelated people). Home businesses are allowed if not visible, noisy, or odorous from outside, and they comply with zoning. No short-term rentals or temporary structures permitted.
- Leasing & rentals: You may lease only your entire unit. Minimum initial lease term is 3 months; after that, renewals can be as short as 30 days. All leases must be in writing and subject to the condominium documents. You must notify the association of lease start/end dates and occupant names.
- Pets: Dogs, cats, and common household pets are allowed in reasonable numbers, but no commercial breeding. Dogs must be leashed outdoors and under control. Pets must not create noise, odor, or nuisance. No pet structures visible from outside.
