Casa Amigos is a single-family residential HOA community in Scottsdale, AZ — you own your individual lot and dwelling while the association maintains common areas and shares responsibility for certain exterior maintenance. The community is governed by a Board of Directors funded by annual assessments levied uniformly on all lots.
- What you own & maintain: You own your lot and dwelling. The association maintains the common area and provides exterior maintenance (painting, repair of building surfaces, termite control). You're responsible for the structural portions of your dwelling, roof, windows, doors, and interior pest control.
- Assessments & fees: The Board sets annual assessments; increases up to 5% don't require a vote, increases above 5% need a 2/3 member vote, and no single increase can exceed 20% without majority approval. Unpaid assessments accrue 12% annual interest and become a lien on your property.
- Leasing & rentals: You may lease your entire lot to a single family for a minimum of 30 days; no short-term or vacation rentals are allowed. No subleasing is permitted, and you remain responsible for your tenant's compliance with all community rules.
- Pets: No dogs of any kind are allowed, except service or support animals required by fair housing law (which must be confined or on leash). A reasonable number of cats and household pets are permitted, as determined by the Board, provided they don't create a nuisance.
- Vehicles & parking: You have one assigned parking space. Commercial vehicles, motor homes, boats, ATVs, trailers, and abandoned or inoperative vehicles are prohibited without Board approval. Vehicle repairs are not permitted on the property except in emergencies.
- Architectural control & exterior appearance: Any exterior changes visible from neighboring properties require Board approval; the Board has 45 days to decide (silence means approval). No exterior screening, reflective materials, or window coverings visible from neighbors are allowed except standard window treatments. At least one functioning porch light is required between dusk and dawn.
- Business, signs & nuisances: Only residential use is allowed; limited home-based business is permitted if not apparent from outside, no clients visit, and it maintains residential character. No signs without Board approval (except real-estate and political signs). No noxious activities, sound devices, or trash visible from neighboring properties are permitted.
