What Cox Heights's governing documents say
This is the governing declaration for Coronado Condominiums, a 12-unit condominium community in Scottsdale, AZ. Each owner holds a fee simple interest in their unit and an undivided 1/12th interest in the common elements. The Association maintains common areas and enforces the rules.
- What you own & maintain: Each unit includes interior space, individual storage locker, and exclusive heating/cooling system. The Association maintains common elements (e.g., parking, driveways, landscaping). Owners have non-exclusive use of common areas.
- Assessments & fees: The initial maximum annual assessment was $30 per unit, adjustable up to 5% yearly without a vote. Increases above 5% require a 2/3 vote of each membership class. Special assessments for capital improvements also require 2/3 approval. Assessments are a lien on the unit.
- Parking & vehicles: Each unit is assigned at least one reserved parking space, numbered to match the unit. All other spaces are for common use. The Board may operate and regulate parking areas.
- Architectural review: No building, fence, or exterior addition may be made without written approval from the Board or an architectural committee. If no response within 30 days, approval is deemed granted.
