Desert Mountain Arrowhead is a single-family residential master-planned community in Scottsdale, AZ. You own your individual lot and house; the Village Association maintains shared roads, utilities, landscaping, and common areas, funded by regular per-lot assessments. The community is part of a larger Desert Mountain master development and includes separate Golf Club Facilities.
- What you own & maintain: You own your individual lot (dwelling, garages, structures, and improvements). The Association maintains all Common Areas: Private Roads, landscaping, shared utilities (water, electricity, gas, sewer, trash pickup), security, and gates.
- Assessments & fees: Regular Assessments are levied per lot to cover common expenses. The Association may also charge Individual Charges for lot-specific costs and Capital Improvement Assessments for major improvements. Unpaid assessments become a lien on your property and accrue interest; you cannot offset assessments against disputes.

- Use restrictions: Your lot is for residential use only. Business activity is prohibited except for invisible home-based work (no outside visitors, no door-to-door sales). Rental of your lot is permitted. Standard nuisance and safety restrictions apply.
- Membership & voting: Each lot owner holds one membership vote on association matters. The original Developer retained Class B voting rights (3 votes per lot) until a Transition Date, when all votes convert to single-vote Class A status. Major decisions require member approval; Developer consent was required on certain matters while Developer owns property.
- Insurance & damage to common areas: The Association maintains insurance for common areas. If common areas are damaged or destroyed, the Association handles reconstruction; insurance proceeds are held in trust. Costs exceeding insurance may trigger special Reconstruction Assessments on all owners.
