What Sonoran Ridge at Desert Mountain's governing documents say
Sonoran Ridge at Desert Mountain is a single-family residential community in Scottsdale, AZ where lot owners are subject to uniform assessments and restrictions on property use, governed by a master-planned development structure. This village declaration outlines the Master Association's authority over common areas and assessments; it is one component of a larger document set that also includes design guidelines and association rules.
- Property ownership & common areas: You own your lot individually. The Master Association maintains Village Common Areas (Tracts A, B, and C), including paths and trails for pedestrian use, bicycling, and skating; no motorized vehicles allowed except for maintenance.
- Assessments & fees: A uniform Regular Village Assessment is levied per lot annually, determined by the Board's budget with at least 45 days' notice. Year-to-year increases cannot exceed 20% without majority-owner approval. If not paid within 15 days of due date, a late charge (the greater of $15 or 10% of the amount) plus 18% annual interest applies.
- Special & reconstruction assessments: Special Assessments require majority-owner approval for non-routine common area expenses. Reconstruction Assessments may be levied if insurance proceeds and reserves cover less than 75% of damage repair costs.
- Access restrictions & guest rules: Entrance gates restrict entry to owners, occupants, guests, and prospective purchasers invited by an owner. The Board may establish reasonable rules limiting guest numbers and uses of common areas. You cannot delegate your usage rights to others except immediate family, lot occupants, or your invitees as allowed by association rules.
- Suspension of access: The Board may suspend your access to common areas for unpaid assessments or violations of governing documents, though suspension cannot prevent access to your own lot.
- Shared driveways & access easements: Your lot may be subject to easements allowing neighbors to cross it for driveways, utilities, and access to their lots. Alterations to these easements require Master Design Committee approval; maintenance obligations and cost allocation are specified in the full governing documents.
- What this document doesn't cover: This village declaration addresses common area governance and assessments only. Rules for individual lot architecture, pet policies, leasing restrictions, and detailed maintenance responsibilities are in separate documents (Master Declaration, Design Guidelines, and Association Rules) referenced here but not included.
