Desert Mountain Rose Quartz is a single-family residential village within a larger master-planned community in Scottsdale, AZ. Each owner holds their individual lot and shares the common areas (including private roads and landscaping) maintained by the Village Association. This is an amended declaration restating the governing rules; a separate Master Declaration for the overall Desert Mountain project also applies.
- What you own & maintain: You own your lot, dwelling, and garages. The association maintains all common areas—including private roads, landscaping, and other shared grounds—funded by per-lot assessments. Golf club facilities and private facilities are separately owned and not part of the common areas.
- Assessments & late fees: Owners pay regular assessments per lot for common area maintenance and operations. The association can also levy capital improvement assessments. Late or delinquent assessments accrue interest at a default rate of prime rate plus 4% per year, with a minimum of 18% annual interest.
- Use restrictions: The property is restricted to single-family residential use only. Business use is prohibited except for certain home-based professional activities that are invisible and produce no traffic.
