El Cuadro is a townhome/attached community in Scottsdale, AZ, with party walls between units. You own your lot and home, but the Association maintains common areas and may take over exterior landscaping and painting. The rules bind all lot owners.
- What you own & maintain: You own your lot and unit, and are responsible for exterior upkeep unless the Association opts to handle it. The Association maintains common areas (Tract A and Lot 19). Party walls must be maintained jointly with neighbors.
- Architectural review: All new construction, exterior alterations, fences, antennas, and landscaping changes require Board approval. Plans submitted are deemed approved if not rejected within 30 days.
- Leasing & rentals: Only whole lots (with improvements) may be rented, and only to a single family. No portion of a property may be rented separately.
- Pets: No more than two common household pets per lot. No animals or birds kept for commercial purposes.
- Parking & vehicles: Trucks, boats, campers, and similar vehicles may not be parked in streets or front yards; must be kept in carports unless Board approves otherwise. Antique cars are exempt. The Board can ban vehicles creating loud noise.
- Restrictions on use: Lots are limited to single-family residential use. No business, professional, commercial, religious, or institutional activities allowed. No noxious or offensive activities. Minimum ground floor area of 1,100 sq ft for any dwelling.
- Signs & lighting: Only one "for sale" or "for rent" sign per lot, max 2 sq ft. No other signs without Board approval. Outdoor spotlights or floodlights must not reflect onto other lots or common areas.
- Assessments & right of first refusal: The Association levies annual and special assessments, uniform per lot. Delinquent assessments bear 8% interest and become a lien. The Association has a right of first refusal on any sale or lease of a lot, with a 15-day approval period.
