El Dorado Square - Scottsdale is a commercial office park in Arizona, not a residential community. These amendments address how commercial property owners' assessments are calculated and what business uses are permitted. These rules apply only to commercial property owners, not residents or renters.
- Not a residential community: This is a commercial office complex with multiple property owners operating office buildings. These rules do not apply to residential homeowners, renters, or prospective residential buyers.
- Monthly assessments & allocation: Property owners pay monthly assessments based on their proportionate ownership share. Changes to assessment allocation require a 2/3 owner vote (30–60 days' notice), and no single change may exceed 25% without written consent from the affected owner.
- Assessment credits for Parcels 10 & 11: Owners of Parcels 10 and 11 receive credits against their regular assessments for providing their own utilities, landscaping, building exterior maintenance, insurance, and grounds care. The association accounts for these credits annually within 60 days of fiscal year-end, and credits are applied to reduce assessments for the remainder of that year.
- Building maintenance standards: The association maintains building exteriors (doors, windows, walls, roofs) according to standards adopted by the Board to preserve uniform appearance and maintain professional office quality. Owners of Parcels 10 and 11 maintain their own buildings.
- Commercial use restrictions: Retail businesses are not permitted. Exceptions: banks, savings & loans, financial institutions, stock brokerages, commodity investment firms, and appointment-only art galleries are allowed.
