Laguna San Juan is a townhome/attached single-family community in Scottsdale, AZ, with 232 lots governed by an HOA. Party walls between units create shared maintenance responsibilities. Owners own their lot and dwelling; the association maintains common areas, front yard landscaping, exterior painting, and more. These rules bind all owners and residents.
- Residential use & business: Lots are for single-family residential use only. No trade or business is allowed on a lot unless it is not detectable from outside, complies with zoning, involves no customer visits, and is consistent with residential character. Garage/yard sales are permitted only if allowed by the Rules.
- Architectural review: Any grading, drainage changes, landscaping, fences, walls, or structures visible from neighboring property require prior written Board approval. The Board may refuse plans for aesthetic or other reasons. Subsequent alterations also need approval.
- Pets: Generally recognized household pets (dogs, cats, fish) are allowed per Rules. No livestock, poultry, or wild animals. Feeding wild/feral animals is prohibited. Pets must be confined to owner's lot or on a leash. The Board may ban breeds deemed dangerous.
- Parking & vehicles: Commercial vehicles, RVs, boats, trailers, etc. may not be parked visible from neighboring property without Board approval. Passenger vehicles must be non-commercial, operable, and properly licensed. No overnight street parking unless permitted by Rules. Vehicle repairs are limited to emergencies.
- Leasing & rentals: Leases must be for at least 30 consecutive days, no subleases allowed. Each lease must be in writing, include the governing documents, and the owner is responsible for tenant compliance. A rental registration form must be filed with the Association within 10 days of lease start.
- Party walls: Walls on lot dividing lines are party walls. Damage caused by an owner must be repaired at that owner's cost. Damage from other causes is shared equally. Modifications to party walls require written consent of the adjoining owner.
- Assessments & fees: Annual and special assessments are levied per lot at a uniform rate. Annual assessments cannot increase more than 20% over the prior year without majority member vote. Special assessments require 2/3 member vote. Unpaid assessments accrue 12% interest, late fees, and can become a lien on the lot.
