The declaration governs use restrictions, assessments, and architectural controls, binding all unit owners, tenants, and guests.
- Single-family residential use & occupancy limits: Units are limited to single-family residential use. Maximum permanent residents: one-bedroom units = 2, two-bedroom = 4, three-bedroom = 5.
- Pets: Only commonly accepted household pets are allowed, and they may not be kept, bred, or maintained for commercial purposes. No other animals, fish, or birds are permitted.
- Leasing & rentals: Sales or transfers of a condominium are subject to a right of first refusal by the Declarant and then the Council. The document does not specify a minimum lease term, but tenants must comply with all governing documents.
