Las Torres is a 55+ active-adult condominium community in Scottsdale, Arizona. You own your individual unit's interior; the association owns and maintains the shared building structure and grounds, funded by per-unit assessments. This is the binding governing document for all owners and occupants.
- Age restriction (55+ active adult): At least one person in every occupied unit must be 55 or older; no one under 18 can occupy a unit, except guests/invitees for up to 90 days per year, surviving spouses of deceased 55+ residents, and persons who owned units before this rule took effect. At least 80% of all units must be occupied by someone 55+.
- What you own & maintain: You own the interior airspace of your unit, including built-in appliances, fixtures, and any attached patio, balcony, garage, or storage locker. You're responsible for all interior upkeep and maintenance of exterior windows and doors. The association maintains the building structure, exterior, roofs, grounds, and common areas.
- Leasing & rentals: You may lease your unit to a single family, but you must notify the Board in writing of the lessee's names, family members, and lease term before entering any lease. The entire unit must be leased; no subdivision or partial leases are allowed.
- Residential use & business activity: Units are exclusively for single-family residential use. Limited business activities may operate within a unit if the activity is not visible, audible, or detectable by smell from outside, doesn't involve door-to-door solicitation, complies with zoning, and doesn't create a nuisance. No signage or on-street parking related to business is permitted.
- Pets: A reasonable number of generally recognized house pets are allowed per unit. The Board has sole discretion to determine whether a specific pet qualifies, whether the number is reasonable, and whether a pet is a nuisance. Pets must not make unreasonable noise, roam loose, or litter common areas.
- Parking & vehicles: Only operating automobiles may be parked in designated areas; owners' vehicles cannot be parked overnight on streets or private drives. No boats, RVs, trailers, motorcycles, or construction/repair of vehicles is allowed if visible from common elements (except emergencies). Guests may park overnight in designated guest areas.
- Architectural review & exterior changes: All exterior alterations—including landscaping, antennas, signs, patio improvements, and structural changes—require Architectural Committee approval before work begins. Unapproved work is a violation. Signs are generally prohibited except pre-approved sale signs (max 18×24 inches with 6×24 inch rider).
- Party walls & shared boundaries: Walls between adjoining units are party walls; adjoining owners share responsibility. Each owner is responsible for their own negligent or willful acts. Any owner who exposes a party wall to weather must pay for immediate protection. Modifications or rebuilding affecting a party wall require written consent from the adjoining owner and Architectural Committee approval; disputes are settled by the Board.
