Maka Ina is a single-family home subdivision in Scottsdale, AZ, governed by a homeowners' association (HOA). The Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all lot owners and sets rules for land use, architectural design, landscaping, and common area maintenance. Residents must comply with these restrictions and pay assessments to the HOA.
- Land use & building type: All lots must be used for residential purposes only. No business, trade, hospital, or sanitarium is allowed. No prefabricated or temporary dwellings are permitted except temporary contractor offices until construction or sales are complete.
- Architectural review: Any new structure, fence, wall, driveway, or landscaping requires prior written approval from the Architectural Committee. Plans must be submitted at least 30 days in advance; if no response within 30 days, approval is deemed given unless the plans violate the CC&Rs.

- Pets & animals: No livestock or poultry may be kept. Dogs, cats, and other household pets are allowed but not for commercial purposes.
- Signs, antennas & flagpoles: No signs advertising sale or rent are visible from the street, except temporary sales office signs. Antenna structures may not exceed 10 feet above the highest point of the house; private antennas must be removed when underground cable becomes available. Flagpoles are not allowed on the exterior of any property.
- Vehicles: No abandoned or inoperable vehicles may be stored or kept on any lot where visible from other lots or streets.
- Assessments & fees: Each lot owner must pay annual or periodic assessments, special assessments for capital improvements (if approved by majority vote), and individual assessments for lot maintenance if the owner fails to maintain the property. Assessments are a lien on the lot and can be foreclosed if delinquent, with 18% annual interest and collection costs.
- Common area & tennis courts: Common areas (private streets, walkways, tennis courts) are owned equally by all lot owners as tenants in common, but managed solely by the HOA. Tennis courts may be built on common area with committee approval, but no evening lighting is allowed. A specific adjacent property owner (10343 East Pinnacle Peak Road) has a right to use the tennis courts upon paying a $100 annual maintenance fee.
